Want a be landlord. Had an ASY male arrive this morning. Rain and 45 deg. Had a SY male here for two weeks last year but could not find a mate. Suppose to get in mid 30's later this week and 50's during the days. Question I have is when is it necessary to feed and use hand warmers.

- Martin Colony History: The 1972 St. Agnes flood wiped out all the Martins in my area. One day, in 1997-98, 5 or 6 Martins landed on the power wires crossing my back yard. I had no house for them. They kept coming back day after day. We got a martin house a few weeks later & they have been coming back every year since. I average 12-15 pair per year.
I would say supplement feed.....when day temps are not to get above 50, raining, windy, or snow. Those days make it almost impossible for them to find food.
Hand warmers I would suggest when night temps are to be 32 or below. Watch which room he chooses. If it's a lower room, then close off all lower rooms & only leave 1 or 2 open, just above the lower rooms, for him to choose from . Place a hand warmer in a lower room so the heat rises. You can open the other rooms later when he weather gets better. If using gourds close off all but 2 & place a warmer in when he is away.
Your ASY Male could be the SY you had last year & he back & hoping to find a mate.
